Many mortgage brokers operate under the assumption that they offer a complete menu of products. That would be true if the mortgage universe was made up of traditional residential properties.

But there are many properties out there that need financing but find it difficult to obtain, because they are "mixed-use" in nature, combining some element of residential along with a commercial storefront.

Most traditional commercial real estate lenders ignore this market. But for the residential broker, having these products in its portfolio can be a business opportunity. The source for these loans is the typical residential mortgage borrower who has some real estate as an investment.

For an industry that should be looking to move away from the one-off transaction model of doing business, these commercial products are relationship builders. Think of the cost savings by having the same customer come back multiple times.
