Fidelity Updates Its Online Lead Generation Solution

Fidelity National Data Services, a division of Fidelity National Financial Inc., has made enhancements to Lead Locator, its online lead generation solution.

The solution is designed to provide mortgage refinancing leads based on client specification. This updated system, located at www.SiteXdata.com, now offers more robust searchable data elements, supporting a highly targeted approach to lead generation. Lead data may be easily downloaded and are compatible with most contact management software applications.

In Lead Locator, standard research criteria include mortgage characteristics, market value, property and ownership characteristics, geographic area, available equity and loan-to-value ratio. LTV ratio is one of the system's most commonly searched data elements, as it providers users with quarterly updated values. With the new system updates, originators can also search on the LTV ratio at the time of the original purchase. The ability to search LTV ratios at this stage provides originators with another means of locating ideal refinance candidates, according to the company.

In addition to new LTV search capabilities, Lead Locator now provides originators with the ability to search by an implied interest rate. Despite fixed interest rates not being recorded as part of public record, the new implied rate feature enables originators to obtain rate estimates by viewing past records of Freddie Mac's 30-year nonconforming fixed rates. Originators can determine timeframes during which interest rates were higher than current rates. Once identified, they can search for borrowers who originated loans during those higher interest rate periods. "Fidelity continues to set the standard in lead generation technology by incorporating new search enhancements that enable us to quickly attain accurate and reliable leads," said Phil LaPuma, chief financial officer, signature marketing. "With Lead Locator, we are able to implement the highly-targeted marketing campaigns needed to drive new business."

The FNIS Data Services real estate database is the nation's largest single source of real estate public records, with more than 150 million property, ownership, sales and mortgage records, covering almost 1,200 counties.

The database also includes refinance information, second mortgage information, credit line information and telephone numbers for more than 350 counties.
